Financial Analysis




The purpose of this is to ultimately approximate the financial cost. The main source on construction unit costs was obtained from Oregon's Department of Aviation. This was due to the lack of available and up to date sources for the proposed site location.

The financial analysis includes the considered elements from each phasing as listed in the table to the left. In addition to construction cost, soft costs was accounted for consisting of 10% engineering, 10% inspection, and 5% for administration. There is a 15% other category which includes, but not limited to mobilization, surveying, and temporary flagging. Another 20% contingency is added to the total cost. While this may seem like a large percentage, it is common practice for cost estimation in general aviation airports. For a more detailed report on this topic, please see Chapter 10 of the Master Plan.
